1. Amenity Walkthrough & Community Priorities

We started with a walkthrough of the shared-use areas to verify scope, confirm measurements, and identify the spots that matter most day-to-day—entries, wet zones, and high-visibility edges. From there, we aligned with HOA leadership on a plan that protected the community’s appearance, reduced disruption, and prioritized safer footing where it counts.

2. Strip Back the Failures & Rebuild the Foundation

Any compromised coating/surface was removed where needed so we weren’t building over weak points. We then cleaned and prepared the substrate to create a uniform, reliable base—setting the project up for stronger performance and a more consistent finished look.

3. Neighbor-Friendly Setup & Jobsite Control

Before the install, we protected surrounding finishes and organized a clean, clearly marked work area. The goal was simple: keep the site tidy, keep boundaries obvious, and make it easy for residents to understand where to walk and what areas were temporarily restricted.

4. Primer + Bond Step for Long-Term Durability

A high-performance primer/bond layer was applied to secure adhesion between the base and the new rubber system. This step helps the surface hold up through humidity, wet/dry cycles, and the steady wear that comes with a busy HOA amenity area.

5. Community-Forward Color Blend & FlexShield™ Install

We selected a TPV rubber color blend that fits the community environment and stays visually even across shared spaces. The Carolina FlexShield™ system was hand-troweled to the specified thickness to deliver a smooth, slip-resistant finish designed for comfort underfoot and reliable traction in wet conditions.

6. Detail Work, Punch List, & HOA Closeout

We refined all transitions and tie-ins—especially around drains, thresholds, and perimeter edges—so everything looked seamless and intentional. After proper curing, we completed a punch-list walkthrough, final cleanup, and turnover with care guidance and reopening notes so the area returned to full use with confidence.
